Some of the problems we see with block foundation walls are inward bowing of the wall and cracking of the mortar joints.
Cinder block foundation walls that are constructed in clay soils generally do not have the strength to resist the forces of lateral soil pressure unless they are grouted solid and reinforced with steel bars. Unfortunately, most homes built with block foundation walls were not built with any type of grouting or reinforcement, nor did they have adequate waterproofing and drainage.
Over time, the pressure of the soil acting against the foundation wall forces it inward causing the walls to crack and bow. The integrity of the block foundation wall continues to degrade as it is further pushed in and as more and more cracks develop between the block joints. Now the weight of the home above pushes on the foundations and accelerates the inward bowing process. If the situation is not stabilized early on in this process, the walls will continue to move inward and the mortar joints will continue to crack and deteriorate. This is usually evident as the basement area may be wet and walls are bowing inward.
The most economical and effective way to stabilize a masonry wall is done with vertical braces our method includes the use of carbon fiber strips and Tie backs. This is a proven method and gives a certain amount of structural stability back to the wall, thus prolonging its life.
If the masonry foundation wall has a significant number of cracks in the mortar joints it may not have the necessary integrity to be braced and it may require reinforcement with a new concrete wall or removal and replacement of affected blocks.
Waterproofing a cinder block wall is tricky and requires know-how. Most cinder block homes have hollow cells (blocks that are empty inside), which means water can travel or be trapped in the wall. Holes must be made at a precise point in order to allow the water to escape in to the new French drain that must be installed in conjunction with a waterproofing membrane system to allow the water to flow away from the home or evacuation point.
A bit of History. The original mixture for mortar was worked out by Vitruvius of Rome, and consisted of one part lime, one part sand, and one part water. This mixture worked very well for about two thousand years, and still works today. However, around 1900 masons began using Portland cement-based mortar, which is stronger, but is more brittle than lime based mortar. A foundation repair company who specializes in old house foundations will tell you that modern Portland cement based mortar is too strong and inflexible. For this reason, it is very important to choose the right contractor for your job, SMR Experts has extensive experience in natural stone foundation repair and uses the right techniques for your situation.
Here is a brief description of some of our techniques. Using a wire brush, a medium power washing will be done to clean out the joints to ensure a clean surface. Some stones may have to be replaced and, then the repointing of all joints takes place with the appropriate mortar mix and techniques. Once the wall has been restored to its original condition, a water-based elastomeric membrane will be applied to ensure every inch is covered. Finally, an adhesive membrane is installed on top of the elastomeric membrane to ensure a water tight seal for years to come.
